01 / Why now

Three honest reasons to review your loan

A refinance is worth doing for one of three reasons: the rate, the cash flow, or the equity. If none of them apply to you, you probably should not refinance, and we will tell you that.

01

Your rate no longer matches the market

Lenders compete hardest for new customers. If you have been on the same loan for two years or more, there is a good chance your rate has drifted behind what a new borrower is offered today. We check your loan against 25+ lenders and show you the gap in dollars, not percentages.

02

Your monthly cash flow is tight

Rate rises squeeze household budgets. A lower rate, a longer term, an interest-only period or a consolidated repayment can put breathing room back into your month. We model each option so you can see exactly what lands in your account.

03

You have equity you want to put to work

Payoff growth and value gains build equity you can access for a renovation, an investment deposit, a vehicle or equipment. We look at whether releasing it makes sense for your goals and your tax position before we submit anything.

Not sure which one applies to you?

Start with a free borrowing and refinance review. Fifteen minutes, no paperwork, and you leave knowing whether there is anything to gain.

02 / How we compare

25+ lenders, priced properly, including the cost of moving

Comparing rates is the easy part. The value is in comparing your whole loan: rate, fees, break costs, structure and the lender's appetite for your specific file. That is what turns a 0.1% headline difference into a decision you can actually make.

  • Major banks, second-tier banks, credit unions and specialist lenders
  • Discharge, application, valuation and break costs all included
  • Fixed, variable and split options modelled side by side
  • Offset, redraw and offset-plus-redraw structures compared
  • A written break-even date so you know when the switch pays off
  1. 01

We price your current loan first

Before we talk about switching, we need your existing rate, fee structure and remaining term. That is the number every alternative is measured against.

  2. 02

We search the whole panel, not three banks

Major banks, second-tier banks, credit unions and specialist lenders. Some of the better deals on the panel are not advertised, because lenders reserve them for brokers who bring well-prepared files.

  3. 03

We include the cost of moving

Discharge fees, application fees, valuation costs and any break costs on a fixed loan go into the comparison. A rate that looks better but costs $3,000 to switch to has to earn that back.

  4. 04

We structure the loan around your goals

Deposit direction, offset vs redraw, fixed vs variable split, interest-only vs principal-and-interest, and whether your loan should sit in one name or two. The structure decides most of the outcome.

  5. 05

We tell you when staying put is the right call

Sometimes the honest answer is that switching does not pay for itself. If that is the case we say so, and we keep benchmarking your loan so you know when it does change.

03 / Plain English

Fixed vs variable, and offset vs redraw, explained simply

Four words decide most refinance outcomes. Here is what they actually mean, without the product disclosure jargon.

Fixed rate

Your rate is locked for an agreed period, usually one to five years. Repayments stay predictable, which suits budgets that cannot absorb a rise. The trade-off is that break costs can apply if you exit early, refinance or sell, and those costs are calculated on how far rates have moved since you fixed. Many borrowers split their loan so part is fixed and part can move with the market.

Variable rate

Your rate can move up or down with the market. You can usually make extra repayments and use an offset without penalty, and there is no break cost when you switch. Variable suits borrowers who want flexibility and expect to refinance or sell inside a few years.

Offset account

A transaction account linked to your loan. The money in it is not deducted from your loan, but the lender calculates interest on your loan balance minus your offset balance. If you hold savings, a bonus or an inherited lump sum, an offset can cut the interest you pay while leaving that cash available. It is usually the first structure we look at for anyone with cash flow to spare.

Redraw facility

Extra repayments you make on your loan sit in a redraw balance you can pull back out later. It lowers your interest the same way an offset does, but the money is inside the loan rather than in an accessible account, so lenders may apply rules or processing times on withdrawals. Some loans offer both, and some offer neither.

Offset in a sentence

Your savings stay in your bank account, but the lender charges interest as if that money had already paid down your loan, so you keep access to it.

Redraw in a sentence

You pay extra into the loan to cut interest, and the lender lets you pull those extra repayments back out later, usually with a few more rules than an offset.

04 / The process

Four steps from a free chat to settlement

Nothing is lodged until you have seen the numbers in writing and said yes.

Your new loan settles, the old one closes, and we benchmark your loan each year so it never quietly drifts behind the market again.

05 / Local insight

What Penrith and Western Sydney borrowers actually ask for

Six patterns we see most often in the west, and what we usually do about each one.

01

Equity built by payoff, not by price growth

Many Penrith and Eastern Creek owners bought in the early 2020s and have since paid down a meaningful share of their balance. That equity is what funds a renovation, a second property deposit or a debt consolidation, and it is often the reason a refinance becomes worth doing.

02

Split loans suit families with a build on the horizon

Households in growth corridors such as Werrington County and Cranebrook are frequently planning a build or a granny flat within a few years. A split structure keeps part of the loan fixed for budget certainty while leaving the rest free to make extra repayments or be released later without break costs.

03

Consolidation is the most common Western Sydney request

Car loans, a personal loan and two or three cards are a typical stack for a young family paying one repayment too many. Folding those into the home loan usually lowers the monthly outgo, but it also stretches the debt over the loan term. We model both sides before recommending it.

04

Self-employed borrowers need the right lender, not the lowest rate

Trades, contractors and small business owners across the Penrith LGA often have income that mainstream underwriting struggles to read. Some lenders accept BAS, bank statements or an accountant letter. Getting the lender right matters more than shaving a few basis points off the headline rate.

05

Investors check structure before they check rates

Owners with an established investment property often want their refinance to keep the loan's tax position clean and the deposit direction correct for the next purchase. We map that with you first, then price the lenders.

06

Locals stay local

Borrowly Finance is based in Cambridge Gardens. Most of our refinance clients live within a short drive of the Penrith CBD, and we meet them at the kitchen table, the office or over video, whichever suits.

Questions

Refinancing questions, answered plainly

Most refinances settle in four to eight weeks from the day we submit a complete application. The lender's credit assessment and valuation usually take the longest. If your current loan is fixed and you are inside the fixed period, or if a discharge needs extra paperwork from your existing bank, it can take a little longer. We give you a written timeline at the start and update you at every milestone.
