Mortgage questions, answered plainly

Twenty-two of the questions we hear most from first home buyers, refinancers, investors and self-employed borrowers across Penrith and Western Sydney.

About mortgage brokers

What does a mortgage broker do?

A mortgage broker helps you compare home loan options from multiple lenders, explains your choices, and manages the application process from start to finish.

Why should I use a mortgage broker instead of going directly to a bank?

Banks only offer their own products. A mortgage broker compares loans from multiple lenders to help find a solution suited to your needs and goals.

Does it cost anything to use your services?

In most cases, our service is provided at no direct cost to you, as we are generally paid by the lender after settlement. Any fees, if applicable, are always disclosed upfront.

How many lenders do you work with?

We work with a panel of trusted lenders, including major banks, non-bank lenders, and specialist providers, giving you access to a broad range of loan options.

First home buyers

How much can I borrow?

Your borrowing capacity depends on factors such as income, expenses, existing debts, credit history, and deposit size. We can provide a personalised borrowing assessment.

How much deposit do I need for a home loan?

Many lenders accept deposits from 5%, although a larger deposit may help reduce costs such as Lenders Mortgage Insurance (LMI).

What is Lenders Mortgage Insurance (LMI)?

LMI is insurance that protects the lender when you borrow more than 80% of a property’s value. Depending on the lender, it may be paid upfront or added to your loan.

Can I get pre-approval before I start house hunting?

Yes. Pre-approval helps you understand your budget and gives you greater confidence when making offers or bidding at auction.

How long does the loan approval process take?

Approval times vary between lenders, but many applications receive initial assessment within a few days, with full approval depending on documentation and lender requirements.

Can you help first home buyers?

Absolutely. We guide first home buyers through the entire process, from understanding borrowing capacity and deposits to navigating government schemes and securing finance.

Are there government grants or incentives available?

Eligible buyers may qualify for grants, stamp duty concessions, or government guarantee schemes. We can help determine what programs you may be eligible for.

I’m confused about buying my first property - can you help?

Yes. We explain the process in simple terms and support you from your first enquiry through to settlement.

Refinancing

Should I refinance my home loan?

Refinancing may help you secure a lower rate, reduce repayments, access equity, consolidate debt, or improve your loan features.

How often should I review my home loan?

It’s a good idea to review your loan every 12 - 24 months to ensure it remains competitive and aligned with your goals.

Can you help if my bank declined my refinance application?

Yes. Different lenders have different policies. We can explore alternative options that may better suit your situation.

Borrower types

Can self-employed borrowers get approved for a home loan?

Yes. We help self-employed clients navigate lender requirements and identify lenders that understand business income structures.

Can I get a loan with bad credit?

Depending on your circumstances, there may still be options available. We work with lenders that consider a range of credit situations.

Do you help investors and property buyers?

Yes. We assist owner-occupiers, investors, first home buyers, refinancers, and self-employed borrowers.

Getting started

What documents do I need to apply?

Common documents include identification, payslips, bank statements, tax returns (for self-employed borrowers), and details of existing debts or assets.

Do you offer online or phone appointments?

Yes. We offer flexible appointments via phone, video call, or in person.

How do I get started?

Simply contact us for an initial conversation. We’ll discuss your goals, assess your borrowing position, and guide you through your next steps.

Do you provide support after settlement?

Yes. We believe in long-term relationships and offer ongoing reviews and support after your loan settles.
