Penrith & Western Sydney borrowing power calculator
How much can I borrow?
Enter your income, expenses and existing commitments to see an estimate of your home loan borrowing power, likely repayments, and indicative property budget before purchase costs. No credit check, no obligation.
Your result is a guide to lender choice. It shows the shape of your serviceability so you know which lenders are worth approaching first, and where a broker can find a better answer than a single bank. The final outcome always depends on each lender's own policy on income, expenses and credit history, so treat this as a starting range rather than an approval.

This calculator provides an estimate only and is not an offer of finance, a pre-approval, or credit advice. Results are based on the information you enter and generalised lender assumptions, including a 3% assessment buffer and household expense benchmarks. Your actual borrowing capacity will depend on the lender, your credit history, employment, deposit, and full financial position.

What affects borrowing power in Penrith
Two households on the same wage can be approved for very different amounts. These four things move the number most for buyers around Penrith and Western Sydney.
Income: how it is assessed, not just how much
Salaried income past a probation period reads most favourably. Overtime, bonuses, commissions, rental income and family help are each discounted differently from lender to lender, and self-employed borrowers usually need two years of notices of assessment. Plenty of Penrith buyers work in Western Sydney industrial, health, transport and construction roles, so casual and contractor income is common, and the right lender can be worth tens of thousands.
Liabilities: everything you owe, in use or not
A credit card limit is counted as a notional monthly repayment even when the balance is zero, and buy now pay later plans, personal loans, car loans and HELP/HECS all reduce what is left over at the end of the month. Closing an unused card or paying out a small loan before you apply is often the fastest lift available, and it costs nothing but a phone call.
Dependants: who you are supporting
Lenders apply a benchmark living expense per adult and per child, so a household with two children is assessed as more expensive to run than the same couple with none, regardless of what you actually spend. Childcare fees, child support and shared custody arrangements add to that assessment, and a change of family circumstances should be factored in before you bid.
Property type: what you are buying, and where
Units and apartments, particularly those with a body corporate levy or a short lease, can attract a lower valuation or a stricter lender policy than a house on its own title. House and land packages, knock down rebuilds and some Western Sydney postcodes need a lender willing to fund them, which is a structuring question rather than a borrowing one.

FAQ
What lenders actually look at
How is borrowing power calculated?
Lenders take your assessable income, subtract income tax, Medicare, HELP/HECS repayments, declared or benchmark living expenses, existing debt repayments and a notional payment on credit card limits. Whatever surplus is left is then converted into a loan amount using an assessment rate that is usually about 3% higher than the actual interest rate.
Why do different lenders give different numbers?
Each lender uses its own living expense benchmarks, treats overtime, bonus, commission and rental income differently, and applies its own assessment buffer. It is common to see a $150,000 or larger difference between lenders on the same application.
Is this a hard credit check?
No. The calculator runs in your browser, nothing is submitted, stored or sent anywhere, and no credit file is accessed, so it has no effect on your credit score. A credit enquiry is only created later, when you apply to a lender, and we always tell you before that happens.
Can you improve my borrowing power?
Usually, and usually faster than saving another deposit. The common lifts are closing unused credit card limits, paying out a small car or personal loan, cancelling buy now pay later plans, clearing a damaged or thin credit file, and moving to a lender whose living expense benchmark and income treatment suit your situation. The suggestions shown with your result estimate what each change is worth.
How accurate are the results?
As a starting range, fairly close. As an approval, not at all. This uses a lender-style method: tax and Medicare on assessable income, a HELP/HECS repayment, a benchmark living expense floor, a notional payment on card limits and a 3% assessment buffer. What it cannot see is your credit file, employment history, the source of your deposit or the policy of any single lender, which is why Jason runs the same figures across 25+ lenders before you commit.
What documents do I need?
To turn this into a real pre-approval we need two to three payslips and an income statement, two months of bank statements, two forms of identification, the limits and balances on every card and loan, and evidence of where your deposit came from. If you are self-employed, add two years of notices of assessment and business activity statements. We check every page before anything is sent to a lender.
